Begin your email as follows:
Dear

Dear Omar,

I'm writing to share with you my experience in Helwan university, especially with accommodation, since I got to know you're still working your way through this.

As you might already know, I chose to remain in our remote house throughout my five years of college. There was definitely some pros and cons, but when I look back on it I think that new students should have a better sense of their priorities. I, for example, settled for the extra privacy I was enjoying in my spacious house. It was also better furnished than most other options and I didn't need to pay a dime for rent, of course. However, my long daily commute had a big impact on my experience that I'd like to spare you from.

Now as for the how, I want you to join a Facebook group that's so popular for Helwan alumni. Not only would you find landlords offering their apartments there directly, but you can easily arrange with potential roommates as well. This'll most likely let you get rid of the costy commission brokers take in most other traditional ways of renting.

Finally, though I think now that sharing a flat with colleagues is a good idea, it's a bit trickier to maintain productivity in that case. I've seen lots of my own friends struggling with studying because their roommates have a weird sleeping pattern or are constant smokers. Also, Helwan as a city is known for having super local neighborhoods, where noise can give you a hard time studying, so beware of falling for the good prices there.

Yours truly,
Assem Ashraf
